The current hot seller's market is about as hot as a market physically can be. Extremely low supply and demand that is through the roof. There a many reasons for the low supply. On the demand side, record low rates that make homes more affordable than people realize is a tailwind that makes buying a home very attractive.
The multi-family space is also white-hot and has similar features to the residential market (low supply/high demand). Only 26 available multi-family units in Salt Lake County with twice that amount currently in escrow (59) and an inventory of roughly three weeks. Investor demand is through the roof and there isn't enough supply to satisfy that demand.
The market for land is moving faster than usual but the land does take longer to sell. 176 available land listings in Salt Lake County with 123 currently in escrow and an inventory of roughly six months.
